Commercial Lots Now Available for Sale at The Village at Hendrix in Conway

Mixed Use Development Opportunities in one of Central Arkansas’ premier neighborhoods

Conway, AR April 25, 2017 — Newmark Grubb Arkansas, The Village at Hendrix LLC, and Hendrix College today announced that four commercial tracts are now available for sale at The Village at Hendrix, a mixed use new urbanist neighborhood adjacent to Hendrix College in the heart of Conway. Lots ranging in size from 0.46 acres to 1.87 acres and are ready for development. Most of this property is along the highly visible and heavily traveled Harkrider Street (US Highway 64-65) and is easily accessible to Interstate 40.

The 129 acre Village at Hendrix began with an idea in the mid-90’s as Hendrix College developed its master plan with the guidance of Duany Plater-Zeberk, one of the nation’s leading urban planning groups that also developed award-winning communities such as Seaside, FL. The proposal of the “college town” concept moved ahead for this tract of land adjacent to the Hendrix campus in 2005 with the idea that the development would not only appeal to the students and faculty but for the community at large.

Today, The Village at Hendrix is home to Market Square, a three building four story retail, office, and residential complex centered on the Village Green. Occupants in Market Square include Panera Bread, Iberia Mortgage, ZaZa Fine Salad & Pizza, Village Books, Monroe Boutique, Sashimi, Purple Cow, & Simmons Bank on the ground level and student apartments for 175 students on the upper 3 floors. Additional development that has been completed includes 60 single family residential homes, The Row Houses at The Village at Hendrix, an 18-unit apartment development; McKennon Row, a two building two level 9,584 square foot mixed use office/loft complex; a 123,032 square foot 5 level office building developed by Southwestern Energy, and a wetland preserve and trails linking the neighborhood to other parts of Conway.

“From the residents and community members who enjoy the neighborhood’s amenities to the commercial tenants who have grown their businesses in this unique location, The Village has been an unprecedented success for Hendrix, for Conway, and for central Arkansas,” said W. Ellis Arnold III, CEO of The Village at Hendrix. Arnold is Senior Executive Vice President and General Counsel for Hendrix College. “We are thrilled to see this exciting story continue with new commercial opportunities that will complement the existing development, enhance The Village experience for everyone, and ensure the future success of this community for years to come.”

"This is a great opportunity to expand on the success of Phase I by adding to the mix of the existing development that would include specialty retail, specialty grocery, restaurant, office, medical office, hospitality, entertainment, and residential offerings,” said Greg Nabholz, senior managing director for Newmark Grubb Arkansas.

“Conway continues to experience tremendous growth in commercial development. This will be a great addition with its premium location fronting The Village and across from the new Hendrix College Welcome Center,” said Clint Bailey, associate with Newmark Grubb Arkansas.
